Do I need building regulations approval for air conditioning?

For a standard domestic install, the building regulations touchpoints are handled inside the job. The electrical supply to the system is installed and certified to BS 7671; where a new circuit is added, that work is notifiable under Part P and certificated through the electrician's competent-person scheme, paperwork you receive at handover.

The structural side is modest: core-drilled holes for pipework are made good and sealed, and condenser fixings are engineered for the load, but neither requires a building control application in a normal house. Listed buildings are the exception, where consent covers fixings to historic fabric.

Part O, the overheating regulation, generates confusion because it sounds relevant. It applies to the design of new residential buildings, pushing developers toward shading and purge ventilation before mechanical cooling. It does not regulate adding air conditioning to an existing home.

TM44 inspections, the other rule people half-hear about, apply to air conditioning systems over 12kW of cooling capacity, effectively commercial premises. If you run a shop, restaurant or office with substantial cooling, you likely need a TM44 inspection every five years, and we can point you to an accredited assessor.
