How much does a multi-room air conditioning system cost?
In London, two rooms from one outdoor unit cost £3,200 to £4,800 excluding VAT; three rooms run £4,800 to £7,500; four and five rooms are quoted at survey because pipe runs and condenser capacity dominate the price. A concealed ducted system serving several rooms starts around £7,000.
A multi-split shares one outdoor condenser between up to five indoor units, each with its own controls. The saving over separate systems grows with each room: separate condensers mean duplicated outdoor kit, duplicated fixing positions and duplicated consent conversations, and very few London homes have even two good condenser positions.
The price per room falls as rooms are added, but not linearly. The outdoor unit steps up in capacity and cost at each port count, and total pipework length grows with every room served. A far bedroom forty metres of pipe from the condenser can cost more to connect than a near one twice its size.
Each room is sized individually. A glazed south-facing kitchen extension needs perhaps 5kW; the north-facing bedroom above it needs 2.5kW. Averaging across rooms produces a system that struggles in the extension and short-cycles in the bedroom, which is why our surveys size room by room and show the numbers.
For homes wanting several rooms with nothing visible on the walls, ducted systems start around £7,000 and climb with zone count and builder's work. They make most sense during refurbishment, when ceilings are already open.
